Bellwether Asset Management, Inc. (“BWAM”) is a privately held firm based in Los Angeles, CA, specializing in commercial real estate asset management services. Currently, Bellwether is engaged as a consultant on an exclusive basis by Oaktree Capital Management, L.P. (Oaktree). In collaboration with Oaktree's investment teams and operating partners, Bellwether assists in the monitoring and analysis of investments representing more than $6 billion of invested equity across a wide range of real estate-related assets across the United States, Europe and Asia.
The portfolio includes direct property investments, corporate investments, residential land and associated developments, as well as residential and commercial non-performing loan (NPLs) pools.
Bellwether’s platform helps provide our clients with greater efficiency
and functionality by offering the following services:
Providing quantitative and qualitative investment- and portfolio-level performance reports by consolidating and analyzing monthly operating reports produced by joint-venture partners to track and monitor performance against initial underwriting.
Active Asset Management Support:
Working closely with acquisition and asset management teams to help monitor all strategic and joint-venture operating partners on a day-to-day basis; participating in weekly leasing calls, monthly operations reviews, annual budget and business plan reviews, and providing financial analysis on all investments.
Investment- and Fund-level Reforecasting:
Creating proprietary property- and investment-level cash flow models to reforecast investment- and fund-level performance on a routine basis; in coordination with acquisition and asset management teams, providing a foundational basis for asset valuation processes.
Oaktree’s Real Estate Group deploys capital across six areas of investment focus, each of which make use of Bellwether’s consulting services:
Acquisition of individual assets or portfolio transactions across all product types on a highly opportunistic basis, working in concert with lenders, borrowers and operating partners, often times through the recapitalization of distressed debt.
Investments (both debt and equity) in land, master-planned community development, homebuilder platforms, distressed resorts, urban-infill homebuilding joint ventures and non-performing residential loan portfolios.
Small-balance loan and /or REO portfolios sourced from the FDIC and distressed banks. Portfolios typically range from $100 million to $2 billion in UPB across all commercial and limited residential property types.
A variety of entity-level investments in real estate and real estate-related companies. Examples include Taylor Morrison (NYSE: TMHC) and S|T|O|R|E (NYSE: STOR)
Opportunities in debt strategies and CMBS trading.
Generally a modified version of the five previously described strategies, with application currently focused on commercial assets across Europe, Japan and Korea.
