Hands-On Asset Management and CapEx Oversight

Several asset management initiatives were undertaken to drive occupancy from 61% at acquisition to 86% at disposition, while pushing rental rates 35% in less than 3 years. These initiatives included rebranding the 422ksf, 14-story class "A" office building located in the Midtown submarket of Atlanta through the delivery of amenities such as a restaurant, tenant lounge, and grab & go cafe which were built to appeal to a millennial workforce, leading to a long-term lease with Google. Bellwether worked in collaboration with the local team to oversee all capital programs, negotiate leases and ultimately execute a sale above initial target pricing.
